This farm is Amish-owned but has electricity still functioning. You may want to check wiring before you use everything as they only use a bare minimum for themselves. They may prove amenable for solar development if that is your intention.
The price is reasonable - $275000. Taxes are around $11500, but they have never taken steps to have them lowered. You could.

#1146 -- NE Otsego County - Best buy, best not wait or you’ll be too late. This farm last shipped milk 10 years ago and you may expect to make repairs, even though it’s roadside appearance is quite attractive. There are 75 acres, maybe 20 of which are rolling hay meadows, another 35 wooded, and the remainder pasture. Previous owners have relied upon nearby rented land, but you could also buy crops if you prefer. There is a stream running through the property, plenty of water. It has frontage on 2 roads, a lightly-traveled State route and a county road, 1530’ total. Nice area views. It borders State Forest land in the back.
The home sits elevated above the road and has a newer steel roof, so presents an attractive roadside appearance. Inside, it needs help. There is a enclosed porch with cement floor, a paneled long wall and new windows. The kitchen is 11x12’, with a ceiling fan, propane range and a new window. A wide doors opens to the dining room (9x11”) which at one time must have served as the kitchen as it has wainscoting, cupboards (with sliding glass doors). A wood stove is in this room, also a washer. The living room L’s around the stairway and would be 15x17’ were it not for that. It has a carpeted floor. Off of it is an old full bath (not used) and and another bath, newer, with a corner shower stall and a separate laundry room. Those rooms are 7.5x17’. In the other direction is another L-shaped room, 16x17’. This houses a 2 person hot tub, a piano and space that was once used for a laundry. Sliding glass doors open to the deck and pool.
There is a one car garage attached to the home but this is better used for storage. Next to it is a deck and an old in-ground swimming pool, surrounded by a cement pad and chain link fence. The basement has no stairs and was not visited. Upstairs, I see a new 100 amp sub panel for wiring; the main must be in the basement. A dug well is by the home. Mostly, the molding and baseboards in the home are original. Some are quite nice.
The barn is large, 32x250’, and connected at its end is a 40x100’ pole barn which has been used at various times for for hay, for machinery and for livestock. In the main barn are 110 stalls. the need repair and were used most recently as freestalls. The barn has tunnel ventilation with spaces for 6 4’ fans, half of which appear to be complete. There is hay storage over its entire length and a Patz barn cleaner services half of it. There once was another cleaner for the rest. There is an enclosed manure shed and a generator hookup and, in the oldest section, space for calves. It is serviced by an artesian drilled well. There are 4 silos, no unloaders. 3 18x50s and a 14x40’.
You will find a fairly new double 6 milking parlour. It has a 3” lowline, ATOs, and is rapid exit. Nice. The milkhouse is L-shaped and has a 735 and 635 gallon bulk tanks and a newer 100g water heater.
The price is surprising low (are you sitting down?) - $160000. And for a total of $190000, you can get the following machinery with it: CIH 1594 tractor (4WD, cab, 3950 hours), MF 180 tractor (7964 hours), Claas 280 big round baler, JD discbine, 6’ brush hog, and an old JD 4 row planter and NH blower.

#1135 - Western Fulton County - Hidden farmstead was built by Amish just 10 years ago and is being totally revamped by the current owner. It is exceptionally well insulated, has new windows, fresh paint, a new kitchen, 2 new baths, new septic, and new wiring. Downstairs there is a open floor plan with the kitchen, dining area and living room, which forms a wide U shape. There is a bath and bedroom downstairs as well. On the second floor is the second bath (both with showers, no tubs), a sitting room and two unfinished 15x20’ bedrooms. There are 1800 feet of living space, but the layout makes it feel even larger. The laundry is located in a full dry walk-out basement. Heat is by a new propane hot air furnace but there is also a woodstove in the basement. It heats easily - they only spent $600 last winter, and it was far colder than normal. All appliances are included.

A word on the home and grounds: it is being remodeled as we speak. Downstairs carpeting is scheduled to be installed at the end of September. Some ceilings and wall surfaces are not completely finished yet, but are worked on regularly as the owner finds time. You will find it very rustic and with lots of natural wood, on walls and ceilings both. the exterior landscaping has been done, but the grass is not up yet in one spot. The owners definitely have an eye for what makes a property attractive.
You will find 72.7 acres here, with 1677’ of road frontage on two roads. It backs up to a power line, which has it’s own driveway. You can use this or the land under the line, all for free. On the farm itself are 45 acres of flat well-drained and very fertile land, Galway and Lansing soils.Stick it in and it grows. Even the fence posts have branches (joking). Most of the remainder is wooded, but there is some pasture as well. A large pond can be seen from the home, plus there is a seasonal stream. If you wish to own more land, we have 42 acres nearby which is for sale from a different owner.
The barn is 40x90’ with a drive-in and clear-span mow. It was originally built for dairy with 23 tie stalls and room for youngstock. Now there are 6 temporary foaling stalls there. Everything is in good condition. There is a 25x48’ machinery shed and a shop that is 10x20’ with a semi-finished interior. A drilled well services both barn and home. The driveway has been upgraded, landscaping nearly finished, and 600’ of horse fencing was installed.
One of the interesting assets here is your very own diamond mine, Herkimer Diamonds, which can be found here and there in the area. Any mineral hound in the US knows all about them. They are large, pure quartzite crystals. A previous owner, digging in his spare time, sold $20000 worth of these crystals. There is a new rose garden and a small apple orchard.
The farm is priced to sell at $285000. Taxes, total $6881. Since the owner does not live here full time, he does not get the Star exemption - you could and would then see that figure plummet.

OFF MARKET - SOLAR INTEREST
#1113 – Eastern Montgomery County
Everyone will love the location here: 2 minutes from Exit 28, no neighbors in sight, beautiful views down and across the valley, Fonda Schools, tons of road frontage (3300' to be exact).... And you'll like the property too. There are 88 acres, and 75-80 are tillable (with additional under a power line which crosses the end of the property). There are 6 acres of woods (no logging done in decades) and a few acres used solely as pasture. In the fields is a good-sized farm pond. And it has been surveyed (as two parcels as they were separated years ago and then brought back by the present owner). The smaller parcel, 24 acres, has no buildings but does have a drilled well of its own – and it has the nicest building spot I have ever seen.

The home is a brick sidehall Colonial from 1835. A wooden wing has been beautifully and painstakingly restored, along with the downstairs in the brick part. It has about 3000 square feet of living space, 6 bedrooms, 2 1//2 baths. Downstairs is a country kitchen with custom-made Cherry cabinetry, a lot of it. A pellet stove is included here. A bath and a mud room are off of it to one side. The other side leads to a comfortable sitting room, which will probably be the hub of family living. Beyond, in the brick portion is a large living room with another pellet stove, the half bath, and the formal entranceway. Another full bath is upstairs, along with the bedrooms, which vary in size.
The home boasts 2 porches, north and south, many new windows, a new propane furnace. The basement is full under the brick portion. It is serviced by a 400' drilled well and also a dug well (no longer used, but hooked up in case you need it).
The barn is an operating dairy (operated by young tenants who live off the farm). It has been newly sided and has a new roof. It measures 36x80' and has 38 tie stalls, a new pipeline, 500 gallon bulk tank, and a Patz cleaner. Attached to it is a freestall with another 50 stalls, making 88 total you can milk here. This portion is 60x80'. There are 2 silos, a 16x36' with a new unloader and a rebuilt 20x80' Harvestore. They feed into an automatic feeding system in the freestall, and is used daily. A drilled well and pond provide water here. This is a barn which could easily be adapted to other uses, and other livestock.
There are 2 other barns: a new 30x60' pole barn for machinery and a restored 36x36' 2 story barn for shop and storage.
The price on the real estate is quite reasonable at $450000 . Taxes are low, $5000. Available, separately from the owner, are 55-60 cows, and some machinery (the tenants own the rest): CaseIH Puma (155hp, new in '08), CaseIH MXM 130 w/loader, forks and bale grabber (new in '06), 1409 discbine (new in '08).
